Building Circulation Design: Organizing Horizontal and Vertical Movement for the ARE PA

Circulation Is the Infrastructure of the Building - How You Move Through a Building Defines How You Experience It

Circulation - the paths of movement through a building - is one of the most fundamental elements of architectural planning. Circulation design must simultaneously satisfy: code requirements (minimum corridor widths, egress travel distances, exit locations); functional requirements (efficient paths between related spaces, visitor-friendly wayfinding, service circulation separated from public circulation); and architectural aspirations (circulation as an experience in itself, not merely a necessity). The ARE PA exam tests building circulation as a planning and design topic - asking candidates to evaluate floor plans, recognize planning inefficiencies, identify code-compliant egress configurations, and understand the relationship between circulation type and building program efficiency.

Horizontal Circulation Types

Double-loaded corridor: A corridor with spaces on both sides. The most efficient circulation type in terms of net-to-gross ratio - the corridor serves the maximum number of spaces per linear foot of circulation. Common in hotels, hospitals, residential, and office buildings. Disadvantage: spaces on the interior (non-window) side of the corridor have no direct access to natural light and views. Single-loaded corridor: A corridor with spaces on one side only. Less efficient than double-loaded (more corridor length per room served), but allows all rooms to have exterior exposure - preferred in hospital patient floors, schools, and academic buildings where natural light in all rooms is important. Open plan: Workstation areas without enclosed rooms or corridors - employees circulate through the open office space. Very efficient in floor plate utilization but requires different acoustic and visual privacy strategies. Gallery/spine: A primary circulation spine with activity spaces organized along it - common in museums, schools, and large institutional buildings where the spine also serves as an organizing element and social space.

Vertical Circulation

Vertical circulation includes stairs (required exits; also programmatic stairs in multi-floor open offices and retail), elevators (required for accessibility in most multi-story buildings), and escalators (retail, transit, large-scale public buildings). Elevator quantity and grouping (typically in banks of 2-8 elevators) are sized for peak demand - the number of elevators needed to serve the expected occupant load with an acceptable average waiting time. This is a calculation the architect coordinates with the elevator consultant during design development. The number and location of required egress stairs is code-driven (minimum 2 exits for most occupancies; maximum travel distance to nearest exit per IBC Table 1017.2).

Circulation and Net-to-Gross Efficiency

Net-to-gross efficiency (also called the efficiency factor or net-to-gross ratio) measures what fraction of the building's gross area is usable net area for the programmed spaces. Circulation, structure, restrooms, mechanical shafts, and wall thickness are all part of the gross area that does not directly serve the program. Efficient buildings (office: 80-85% net-to-gross) minimize circulation area without compromising usability. Inefficient circulation layouts - too many corridors, oversized lobbies, excessive common area - reduce net-to-gross efficiency and increase the building size needed to serve a given program, increasing both construction cost and operating cost.
