Residential Unit Planning: Multifamily Housing Design Standards and Unit Efficiency

Multifamily Housing Unit Planning Is Constrained by Code Requirements, Accessibility Standards, and Market-Driven Efficiency Targets

Multifamily housing - apartments, condominiums, and other R-2 occupancy residential buildings - is one of the most geometrically disciplined building types in architectural practice. Unit plans must accommodate habitability requirements (natural light and ventilation to sleeping rooms, minimum room dimensions), accessibility requirements for the percentage of units required to be accessible, fire separation requirements between units, and market-driven efficiency targets (net-to-gross ratio, unit square footage per bedroom) that determine whether the project will be financially viable. The architect who designs multifamily housing must understand all of these constraints simultaneously and produce unit plans that comply with codes, meet accessibility requirements, and are efficient enough to make the project economically viable. The ARE PA exam tests multifamily housing unit planning as a building type planning competency.

Habitability Requirements

IBC Section 1208 establishes minimum habitable room requirements: minimum ceiling height 7 feet (7 feet 6 inches in bathrooms and kitchens); minimum habitable room area for one room in a dwelling unit: 120 SF; minimum width of habitable rooms: 7 feet. Natural light and ventilation: every sleeping room and living room must have at least one operable window with a minimum clear area of 8% of the floor area for light and 4% for ventilation (IRC R303; IBC references similar requirements). Sleeping rooms that depend on borrowed light through interior windows or transoms may not comply - a wall between a bedroom and an interior corridor does not count as providing natural light from the exterior.

Accessibility Requirements in Multifamily Housing

The Fair Housing Act (FHA) and ANSI A117.1 establish accessibility requirements for multifamily housing with 4+ units served by an elevator (all units must be FHA-compliant Type B units) and for ground-floor units in non-elevator buildings. Type B units: FHA-compliant accessible dwelling units; accessible entry routes; accessible common areas; bathroom walls reinforced for future grab bar installation; accessible appliance controls; 32-inch minimum door clear widths; adaptable (not fully ADA-accessible). Type A units: Fully ADA-accessible dwelling units per ANSI A117.1; required in a percentage of all multifamily units above grade (IBC Section 1107: minimum 2% of all dwelling units in a building must be Type A). Type A units are more prescriptive than Type B: turning radius in bathrooms, roll-under kitchen counters, roll-in showers, knee clearances at all fixtures.

Unit Efficiency

Unit efficiency (also called net-to-gross ratio) measures how much of the building's gross floor area is within the unit envelopes (net rentable area) vs. in common corridors, circulation, mechanical spaces, and structure. Well-designed multifamily buildings achieve 80-85% net-to-gross efficiency; below 75% is generally considered inefficient and reduces the project's financial performance. Double-loaded corridor configurations (units on both sides of a central corridor) are more efficient than single-loaded corridor configurations; exterior corridor configurations (open-air corridors on one side, units on the other) are least efficient but provide direct unit access and good cross-ventilation.
