Every Exterior Wall Assembly Type Has Specific Detailing Requirements That Must Appear in the CD Set
Exterior wall assemblies are among the most complex and failure-prone building systems, because they must simultaneously control heat transfer, vapor diffusion, liquid water infiltration, and air infiltration, while accommodating structural movement, thermal expansion, and differential settlement between materials. Each major exterior wall assembly type - masonry veneer cavity wall, three-coat stucco over wood or steel framing, and EIFS (exterior insulation and finish system) - has a specific set of construction details that, if correctly executed, produce a durable wall. If omitted or misdetailed, these assemblies fail in predictable ways: water infiltration at transitions, crack propagation through brittle cladding, thermal bridges at cladding attachment points. Brick Veneer Cavity Wall
The standard contemporary brick veneer cavity wall uses: brick veneer (wythe) as the weather-resistant exterior cladding; 1-inch minimum air space; continuous insulation on the exterior of the backup wall (steel stud or CMU); air barrier on the back of the continuous insulation; steel stud or CMU backup wall; gypsum board interior. The air space collects any moisture that penetrates the brick and directs it to flashing and weepholes at the base of the veneer (and at each floor level above openings where shelf angles support the veneer). Critical details: flashing at the base of the veneer and above all shelf angles (to redirect water from the cavity to the exterior at each drainage plane); weepholes at 16-inch spacing above every flashing line; through-wall ties connecting veneer to backup; expansion joints in the veneer at 20-25 foot intervals.
Three-Coat Stucco
Three-coat Portland cement stucco over framing: scratch coat (base coat keyed to lath); brown coat (leveling coat, raked); finish coat (texture). Applied over metal lath; lath is fastened to sheathing over two layers of Grade D building paper (or equivalent drainage plane). The building paper layers create a drainage plane behind the stucco, and weepholes at the base screed allow drainage. Critical detail: control joints at all window and door corners, at 10-12 foot intervals horizontally, and wherever the stucco substrate changes (framing to sheathing to concrete, for example). Without control joints, differential movement between substrate types causes cracking at predictable locations. Stucco is vapor-open; it requires a drainage plane behind it, not a vapor-impermeable barrier.
EIFS (Exterior Insulation and Finish System)
EIFS consists of: continuous EPS (expanded polystyrene) insulation board adhesively or mechanically fastened to sheathing; fiberglass mesh embedded in polymer-modified base coat; polymer finish coat (texture and color). EIFS provides excellent thermal performance (no thermal bridges from framing) and can achieve complex shapes and profiles. EIFS was associated with major moisture intrusion failures in the 1980s-1990s when used as a face-sealed (barrier) system without a drainage plane. Modern "drainage EIFS" includes a drainage plane between the EPS and the sheathing, weepholes at the base, and flashing at all penetrations and transitions. EIFS drainage systems are required by most model codes for residential and light commercial construction. Critical details: flashing at all horizontal terminations (window heads, roof-to-wall transitions, base of wall), vertical drainage channels behind EPS, and impact resistance detailing at base of wall.
