Compartmentation Is How Buildings Limit Fire Spread - Different Types of Rated Assemblies Serve Different Purposes
The IBC's approach to fire safety is not to prevent all fires - that is impossible - but to limit the spread of fire and smoke through the building, giving occupants time to evacuate and firefighters time to suppress. The primary tool for limiting fire spread is compartmentation: dividing the building into zones with fire-rated walls and floors that contain a fire in one zone long enough for safe evacuation and firefighting operations. The IBC defines several types of rated vertical assemblies (fire walls, fire barriers, and fire partitions) with different performance requirements, continuity requirements, and purposes. Understanding which type of assembly is required for which purpose - and how each is detailed and documented - is tested on the ARE PDD exam as a construction documents coordination skill.
Fire Walls
A fire wall is the most stringent rated vertical assembly in the IBC - it divides a building into separate buildings for the purposes of code compliance. A fire wall allows each portion of the building to be evaluated independently for allowable height, area, and construction type - as if each portion were a separate building. Requirements: fire walls must have a minimum 3-hour fire rating for most occupancies; they must be structurally independent (designed to maintain integrity if either adjacent structure collapses); they must extend continuously from the foundation to the roof; and they must have specific rated openings with listed fire door assemblies. Because the fire wall essentially creates two buildings, it is the most powerful tool for expanding the allowable area of a building by dividing it, but it also carries the most demanding detailing and structural requirements.
Fire Barriers
Fire barriers are rated walls that separate different fire areas within a single building. Unlike fire walls, fire barriers do not create separate buildings - they simply contain fire spread within the building. Fire barriers are required to: separate mixed occupancies (when using the separated occupancy method); enclose exit stairs and exit corridors (as "exit enclosures"); separate hazardous occupancies (H) from other uses; and create fire areas that limit the total floor area in a fire area (IBC Table 707.3.10 establishes maximum fire areas by occupancy and construction type above which rated separation is required). Fire barrier ratings range from 1 hour to 3 hours depending on the application.
Fire Partitions and Smoke Barriers
Fire partitions are lower-rated assemblies (typically 1 hour) used for dwelling unit separations in R-occupancies and corridor walls in some occupancies. They do not need to extend to the underside of the floor slab above; they can stop at the underside of a rated floor-ceiling assembly. Smoke barriers are rated assemblies (typically 1 hour, but the primary function is to resist smoke rather than fire) used in healthcare facilities (I-2) to divide the floor into smoke compartments for horizontal evacuation - moving non-ambulatory patients away from a fire rather than evacuating them vertically.
