The Finish Schedule Is the Single Document That Defines Every Surface Material in Every Room - Getting It Right Is a Documentation Discipline

Interior finish schedules are among the most immediately useful - and frequently disputed - documents in any commercial construction project. The schedule tells the contractor exactly what finish material goes on the floor, walls, and ceiling of every room in the building, along with the base material at the floor-wall junction. Without a complete finish schedule, contractors bid the project with generic assumptions, substitutions occur in the field, and the owner receives finishes different from what was intended. The finish schedule prevents these disputes by providing a complete, room-by-room matrix of finish materials - each material referenced to a finish code that connects to the Division 09 specifications and to the finish material schedule where manufacturer, product name, color, and pattern are specified in full. Finish Schedule Organization

A standard interior finish schedule is a matrix with: rows for each room (identified by room number matching the floor plan and room name); columns for each finish surface (floor, floor base, wall - often split into wall 1, 2, 3, 4 for rooms with multiple wall finish types, and ceiling). Each cell in the matrix contains a finish code (F-1, W-3, C-2, etc.) that references a finish legend or finish material schedule listing the product. Additional columns may include notes (epoxy flooring at chemical storage; non-combustible ceiling where required by code), fire rating requirements (1-hour fire-rated gypsum board at rated corridor walls), and acoustic requirements (STC requirements at specific wall types).

Finish Codes and Legends

Finish codes are shortcuts that allow the schedule matrix to be compact: "F-2" is easier to repeat in 40 rooms than "12x24 porcelain tile, Daltile Modernist Silver, Model MC45, 3/8-inch joints, epoxy grout." The finish legend or materials schedule, published on a separate drawing or in the specifications, provides the complete description for each finish code. Finish codes are typically organized by surface type: F codes for floor, W codes for wall, C codes for ceiling, B codes for base. When an owner selects finishes, the selection is recorded by updating the finish legend, not the schedule matrix.

Coordination with Other Documents

Finish schedules must coordinate with: reflected ceiling plans (ceiling finish codes in the RCP must match the finish schedule); interior elevations (wall finish materials shown on interior elevations must match the finish schedule); specifications (each finish code must be fully specified in the appropriate Division 09 section); and the architectural floor plan (room numbers in the finish schedule must match the floor plan room numbering system). In BIM, room finish assignments can be stored in the room data model and exported to a schedule automatically, reducing the risk of schedule-drawing miscoordination.
