The Right Roofing System Depends on Climate, Roof Complexity, Budget, and Durability Requirements
Low-slope (flat and near-flat) commercial roofing represents one of the most significant envelope systems on any commercial building - the roof is exposed to the full range of UV radiation, thermal cycling, wind uplift, freeze-thaw cycles, and precipitation, and must remain watertight for 20-30 years under these conditions. The major single-ply membrane systems (TPO and EPDM) have largely displaced traditional multi-ply built-up roofing (BUR) for new construction, but modified bitumen and BUR remain in use and are frequently encountered in renovation and reroofing work. Understanding the characteristics, advantages, limitations, and detailing requirements of each system type is a core architectural knowledge area tested on both the ARE PPD (system selection and energy performance) and PDD (specification and detailing) exams.
TPO (Thermoplastic Polyolefin)
TPO is the most widely specified commercial roofing membrane in the United States. White or light-colored TPO has a high solar reflectance (typically 0.78-0.80 SRI) and qualifies as a "cool roof" for ASHRAE 90.1 and LEED credit purposes, making it particularly popular in hot climates where cooling energy dominates. Installation: TPO is typically mechanically fastened to the roof deck or insulation boards and seams are hot-air welded (not adhesive seamed). Hot-air welded seams are very durable and watertight when properly performed. Typical thickness: 45, 60, or 80 mil. Durability concerns: early formulations had quality inconsistencies; better formulations are available now; look for manufacturer-backed warranties. Adhesive-bonded TPO (fully adhered) provides better wind uplift resistance.
EPDM (Ethylene Propylene Diene Monomer)
EPDM is a thermoset rubber membrane (cannot be heat-welded; seams are adhesive-bonded or tape-sealed). Black EPDM has been the industry standard for decades; white EPDM is available for cool roof applications but less common. Installation: mechanically fastened, fully adhered, or ballasted (stone ballast holds the membrane down rather than fasteners). Ballasted systems are low-cost but can be heavy (10-12 psf) and are not appropriate for all structural systems. EPDM has excellent UV resistance, flexibility in cold temperatures, and track record of long service life. Weakness: adhesive seams can fail; puncture risk from foot traffic.
Modified Bitumen
Modified bitumen is asphalt that has been modified with polymers (APP or SBS) to improve flexibility, durability, and UV resistance. Two-ply system: base sheet and cap sheet. Installation: torch-applied (open-flame heat melts asphalt to bond plies), cold-applied (adhesive), or self-adhered. The granular-surfaced cap sheet provides UV protection and walkability. Modified bitumen is more labor-intensive than single-ply systems but provides redundant waterproofing (two layers) and is well-suited for complex roofs with many penetrations.
Built-Up Roofing (BUR)
BUR is the traditional multi-ply roofing system: alternating layers of bitumen (asphalt or coal tar pitch) and felt or fiberglass reinforcing. Typically 3 or 4 ply. BUR has a proven track record (100+ year history) but is labor-intensive, heavy, and involves hot asphalt application with fumes and fire risk. BUR is typically encountered in renovation of existing roofs; new BUR is uncommon.
