BIM vs. CAD for Construction Documents: What the ARE PDD Tests

How Building Information Modeling (BIM) differs from traditional CAD, the advantages and coordination implications of BIM-produced construction documents, and how BIM appears in ARE PDD content.

BIM Has Transformed How Construction Documents Are Produced and Coordinated

The shift from 2D CAD drafting to Building Information Modeling (BIM) is one of the most significant changes in architectural practice of the past two decades. The ARE PDD tests BIM knowledge because construction documents - the primary deliverable of the PDD exam content - are now almost universally produced in BIM environments. More importantly, BIM enables coordination capabilities that simply were not possible with 2D drawings, and architects must understand these capabilities to use them effectively and to explain their implications to clients and contractors.

What Makes BIM Different from CAD

In traditional 2D CAD, a floor plan is a flat drawing of lines and annotations. A section through the same building is a separate drawing of lines and annotations. If a wall thickness changes, the drafter must manually update the floor plan, the reflected ceiling plan, the elevation, and every section that shows that wall. Errors accumulate when drawings become inconsistent.

In BIM, the model is a virtual three-dimensional building populated with intelligent objects (walls, floors, roofs, doors, windows, structural elements). The floor plan is simply a horizontal cut view through the model; the section is a vertical cut view; the reflected ceiling plan is a view from below. When a wall thickness changes in the model, every view that shows that wall automatically updates. Dimensions auto-update. Schedules auto-populate from the model database.

BIM Coordination Advantages

  • Clash detection: When architectural, structural, and MEP models are combined in a federated model (using tools like Autodesk Navisworks), the software can automatically detect clashes - places where a mechanical duct passes through a structural beam, for example. This coordination step, which would have required meticulous manual drawing coordination in the CAD era, can now be performed quickly and comprehensively before documents are issued.
  • Automatic schedules: Window, door, room finish, and equipment schedules are automatically generated from model data, eliminating the risk of schedules being out of sync with drawings.
  • Quantity takeoffs: Model-based quantity takeoffs provide faster and more accurate cost estimating data during design phases.
  • 4D and 5D BIM: The model can be linked to scheduling (4D) and cost data (5D) to simulate construction sequencing and track cost against the model.

BIM Standards and Execution Plans

On projects where multiple firms contribute to a federated BIM model, a BIM Execution Plan (BEP) establishes how the model will be structured, what software versions will be used, who is responsible for model management, how files are shared, and what LOD (Level of Development) is required at each project phase. Without a BEP, multi-firm BIM coordination breaks down quickly.
