Energy Codes Define the Minimum Performance Floor for Building Envelope, Lighting, and Mechanical Systems
ASHRAE Standard 90.1 (Energy Standard for Sites and Buildings Except Low-Rise Residential Buildings) is the model energy code that most states adopt for commercial buildings - either directly or as the basis for their state energy code. Understanding ASHRAE 90.1 is important for ARE PPD candidates because it directly governs design decisions about the building envelope (insulation levels, window U-values and SHGC, roof insulation), interior lighting (lighting power density limits, controls requirements), and mechanical systems (system efficiency minimums, economizer requirements, controls). These requirements affect cost, design decisions, and the overall energy performance of every commercial building the architect designs.
How ASHRAE 90.1 Is Organized
ASHRAE 90.1 is organized by building system: the Building Envelope chapter covers opaque assemblies (walls, roofs, floors) and fenestration (windows, skylights, doors); the Lighting chapter covers interior and exterior lighting power densities and controls; the HVAC chapter covers mechanical system efficiency requirements, economizer requirements, and controls; and the Service Water Heating chapter covers hot water system efficiency. For each system, 90.1 provides both a prescriptive compliance path (meet specific minimum/maximum values for each component) and a performance compliance path (use energy modeling to demonstrate that the proposed building uses no more energy than a code-compliant baseline building).
Climate Zones
ASHRAE 90.1 requirements vary by climate zone - the United States is divided into eight climate zones (1 through 8, from hottest to coldest) based on heating and cooling degree days, with moisture regime sub-classifications (A = moist, B = dry, C = marine). Requirements for insulation R-values, fenestration U-values, and SHGC (solar heat gain coefficient) are specified separately for each climate zone. The most stringent envelope requirements apply to cold climate zones (6, 7, 8) where heating loads are highest; the most stringent SHGC requirements apply to hot climates (1, 2) where solar gain is the dominant cooling load driver.
Prescriptive vs. Performance Compliance
The prescriptive path requires meeting specific minimum values for each component (assembly U-value for walls, roof R-value, fenestration U-value and SHGC, lighting power density, etc.) independently. This path is straightforward to check but inflexible - if one component is worse than the prescriptive requirement, it cannot be offset by another component being better. The performance path (also called the energy model path or whole-building path) allows tradeoffs between systems: better-than-required windows can offset worse-than-required walls, or higher-efficiency HVAC can offset higher-than-allowed lighting power density. Performance compliance requires whole-building energy modeling (typically using EnergyPlus or a modeling tool based on it) to demonstrate that the proposed building's annual energy use is no greater than a code-baseline building of the same size, shape, and occupancy.
IECC and 90.1 Relationship
The International Energy Conservation Code (IECC) is the other major model energy code used in the United States; it is published by the ICC (International Code Council) rather than ASHRAE. For commercial buildings, the IECC typically allows compliance by reference to ASHRAE 90.1 - a building that complies with 90.1 is deemed to comply with the IECC commercial provisions. At the residential scale, the IECC is the primary model code, while 90.1 covers commercial (non-residential and multifamily above three stories).
