IBC Construction Types: How Building Height and Area Limits Are Determined

Construction Type Controls the Scale of What Can Be Built - Making It a Fundamental Design Parameter

After establishing the occupancy classification, the IBC's next foundational determination is the construction type. Construction type defines how the structural elements of the building are protected (or not) from fire, which in turn determines how long the building can remain structurally stable during a fire - time that is critical for occupant evacuation and firefighter operations. The IBC uses construction type in combination with occupancy classification to determine the maximum allowable building height (in stories and feet) and the maximum allowable floor area (per story). These limits directly affect what can be designed for a given site, program, and budget - making construction type one of the most important early design decisions in building planning. The ARE PA exam tests construction type as a core building code and site/building planning topic.

The Five Construction Types

IBC Chapter 6 defines five construction types, from most fire-resistant to least:

Height and Area Limits

IBC Table 504.3 (height in feet) and Table 504.4 (height in stories) and Table 506.2 (allowable floor area) set the maximum allowable height and area for each combination of occupancy classification and construction type. Type I-A construction typically has unlimited height and area (suitable for high-rise office, hospital, hotel construction). Type V-B (unprotected combustible) is the most restrictive - limited to 1-3 stories and much smaller floor plates in most occupancies. Type III-A (the traditional urban mixed-use construction type of the late 19th and early 20th centuries - masonry exterior walls, wood frame interior) allows moderate height for many commercial occupancies.

Sprinkler Allowances

The IBC allows increases to the basic height and area limits when a building is provided with an automatic sprinkler system. IBC Section 504.2 allows a one-story height increase for sprinklered buildings. IBC Section 506.3 allows the allowable area to increase significantly with sprinklers - the increase is typically 200% (the area is tripled) for fully sprinklered buildings. These sprinkler allowances are one of the primary tools for fitting a large program on a site that would otherwise require Type I construction: a four-story office building in a mixed-use neighborhood might be achievable in Type III-A with sprinklers, avoiding the cost premium of Type I-A non-combustible construction.
