Door Hardware Is Where Code Compliance and User Experience Intersect
Door hardware may seem like a specification detail, but for the ARE PA exam it is a code requirement topic. Panic hardware, accessible hardware, door closer requirements, and locking mechanisms are all governed by the IBC, NFPA 101, and ADA Standards. The architect must specify hardware sets that comply with all applicable requirements - and the exam tests the ability to identify when specific hardware types are required by code.
Hardware Sets: What They Include
A hardware set is a complete specification of all hardware items for a specific door type. A complete hardware set for an interior egress door typically includes: hinges (or continuous hinge), lockset or latch set, door closer, kick plate, wall or floor stop, and signage provisions. On exterior egress doors, weatherstripping and threshold hardware are added. For fire-rated doors, hardware must be listed for use with fire-rated assemblies, and the door assembly must be provided with an automatic or self-closing device.
Panic Hardware Requirements
IBC Section 1010.1.10 requires panic hardware (or fire exit hardware on fire-rated doors) on the following: exit doors serving assembly occupancies with an occupant load of 50 or more; exit doors serving high-hazard (H) occupancies. Panic hardware allows the door to be opened by a single motion pushing on a bar that extends across at least half the door width - no prior knowledge of the locking mechanism is needed. Fire exit hardware meets the same operational requirements but is listed for use on fire-rated doors.
Accessible Hardware Requirements
ADA Standards Section 309 requires that door hardware on accessible routes be operable with one hand and not require tight grasping, pinching, or twisting of the wrist. Lever handles, push/pull plates, and loop pulls comply. Round knobs do NOT comply with ADA - they require grasping and turning. Entrance doors on accessible routes must have hardware that complies, and automatic door openers can also satisfy accessibility requirements for heavy doors.
Electronic and Electromagnetic Lock Provisions
Some high-security occupancies use electromagnetic locks (maglocks) that hold doors shut under power. The IBC allows these but requires that they be equipped with door-mounted release devices that can be operated to release the lock from the egress side, and the lock must release upon loss of power, activation of the fire alarm, or operation of a manual release device. The specific provisions are in IBC Section 1010.1.9.
Locking Arrangements
Exit doors from occupied spaces generally must be openable from the egress side without the use of a key, special knowledge, or effort - this is the fundamental egress principle. Exceptions exist for specific occupancies: I-3 (detention), I-2 (hospitals), and certain other institutional uses where security requirements take precedence. These exceptions are strictly defined in IBC Chapter 10.
