Cladding Is the Building's First Line of Weather Defense

Exterior cladding protects the building from rain, wind, UV radiation, and temperature extremes. The ARE PDD tests cladding systems because the choice of cladding material drives structural requirements (cladding weight affects framing), water management strategies, thermal performance, and long-term maintenance needs. Architects specify cladding systems in Division 04 (masonry), Division 07 (EIFS, metal panels), and Division 08 (curtain wall), making it a cross-division content area.

Brick Veneer

Brick veneer is a non-structural single wythe of brick attached to a backup wall (wood frame, CMU, or steel stud) with metal ties. The veneer carries no structural load from the building - it only carries its own weight and transfers wind loads to the backup wall through the ties. A critical feature is the cavity between the brick and the backup wall - typically 1–2 inches. This cavity is a drained air gap where water that penetrates through the brick face collects and drains out through weep holes at the base of the wythe. The air gap also serves as a thermal break. At each floor level, masonry shelf angles support the brick veneer and transfer its weight to the structure (brick cannot span more than two or three stories without support).

EIFS (Exterior Insulation and Finish Systems)

EIFS (commonly called "synthetic stucco") consists of rigid insulation board adhered or mechanically fastened to the wall substrate, covered with a base coat and reinforcing mesh, and finished with an acrylic finish coat. EIFS offers excellent thermal performance (the insulation is continuous on the exterior, eliminating thermal bridging) and can achieve almost any textured or smooth appearance. However, first-generation EIFS systems had severe water infiltration problems when water penetrated cracks in the finish coat with no drainage path. Modern EIFS (drainage EIFS) incorporates a drainage plane or drainage channels behind the insulation board with weep holes at the base to address this problem. Barrier EIFS (no drainage plane) is no longer recommended for above-grade walls.

Metal Composite Panels (MCP/ACM)

Aluminum composite material (ACM) panels consist of two thin aluminum face sheets bonded to a polyethylene or mineral-filled core. Panels are factory-fabricated with precision cutouts and bent returns, installed in a rainscreen system using a concealed aluminum subframe (carrier system). MCPs offer excellent flatness, light weight, wide color range, and durability. The panels are designed as a rainscreen: they are not sealed against water; water infiltration between panels is controlled by internal drainage and weep holes. MCPs are used in commercial and institutional projects where a modern flat cladding appearance is desired.

Fiber Cement Panel Systems

Fiber cement panels (James Hardie and similar) are composite materials of cement, sand, and cellulose fibers that are durable, fire-resistant, and moisture-resistant. They are used in commercial applications as a rainscreen cladding on a framed substructure. Factory-primed for field painting or available with factory finish.
