The Means of Egress Is a System With Three Distinct Parts

The IBC defines the means of egress as a continuous and unobstructed path of travel from any occupied portion of a building or structure to a public way. But "continuous path" does not mean the entire egress system is treated the same way. IBC Chapter 10 divides the egress system into three distinct components - exit access, exit, and exit discharge - each with different requirements for fire resistance, width, and continuity. Getting these definitions right is foundational to the ARE PA division.

Component 1: Exit Access

Exit access is the portion of the egress system that leads from any occupied portion of a building to an exit. It includes the space within rooms, corridors connecting to exit stairways, aisles, and doorways that are not themselves exits. Exit access is generally NOT required to be fire-resistance rated (although corridors serving occupant loads above certain thresholds require construction with fire resistance ratings per Table 1020.1).

Key exit access elements: exit access doorways (from rooms or spaces), exit access corridors, aisles in assembly occupancies, and common pathways (the portion of egress shared before paths diverge to separate exits). The common path of travel is limited to 75 feet (unsprinklered) or 100 feet (sprinklered) for most occupancies - a distinct and testable limit.

Component 2: Exit

The exit is the protected portion of the egress system that provides a continuous, unobstructed path to the exit discharge. Exits are fire-resistance-rated and provide protection from the building's interior conditions. Types of exits include: enclosed exit stairways (the most common), exterior doors leading directly to a public way, horizontal exits (through a fire wall or fire barrier into a refuge area), and exit passageways (rated corridors that extend an exit from one part of a building).

Enclosed exit stairways must be constructed as a fire-resistance-rated shaft, with a 1-hour rating for most buildings under 4 stories and a 2-hour rating for taller buildings. Stairway enclosure doors must be self-closing, fire-rated assemblies. Once an occupant enters an exit stairway, they must be able to reach the exit discharge without re-entering any floor area.

Component 3: Exit Discharge

Exit discharge is the portion between the termination of an exit and a public way. It is the path between where the exit ends (typically at the ground floor landing of a stairway) and the street, sidewalk, or other public space. Exit discharge paths must be maintained clear and accessible - if the exit discharges to a courtyard or enclosed area, a minimum width path to the public way must be provided.
