Wood Framing Systems Vary Significantly in How They Handle Gravity Loads, Fire Spread, and Dimensional Stability
The vast majority of residential construction in North America uses wood light-frame framing systems. Within wood light-frame construction, there are important distinctions in how the system is organized - specifically whether floors bear on platform levels (platform frame) or vertical studs run continuously from foundation to roof framing (balloon frame) - with significant implications for dimensional stability, fire performance, and construction sequence. Beyond light-frame systems, post-and-beam and mass timber construction offer structural and aesthetic alternatives that are increasingly relevant in contemporary residential and mixed-use building design. Understanding these systems' characteristics is a core architectural education topic tested across the ARE PPD and PDD exams.
Platform Frame
Platform frame (also called Western frame) is the dominant residential construction method in North America since the mid-20th century. In platform frame: studs run from one floor to the next; each floor platform (subfloor sheathing on top of joists) is completed before the next level's walls are framed; walls bear on the platform rather than on the foundation sill or the framing below. Advantages: efficient construction sequence; easy to build in stages; each completed platform provides a working surface. Fire performance: fire stopping is required at each floor platform level (horizontal path blocked); fire cannot travel continuously up a stud cavity from foundation to roof. This is a code advantage - automatic fire compartmentation at each floor level. Dimensional stability: floor platform bears the load; no continuous stud shrinkage across multiple stories.
Balloon Frame
Balloon frame was the dominant wood frame method from the mid-19th to mid-20th century. In balloon frame: studs run continuously from the foundation sill plate to the top plate at the roof, often two or even three stories in height; floor joists are supported on a ribbon board let into the stud faces. Advantages for certain applications: continuous vertical studs are dimensionally stable across floor heights (no floor-to-floor platform shrinkage) - making balloon frame preferred for tall stud-height gable walls where stud shrinkage would affect siding and interior finish alignment. Fire performance disadvantage: the continuous stud cavity from foundation to attic creates a vertical "chimney" that allows fire and smoke to travel rapidly from floor to floor without fire stopping - requiring fire stops at each floor level, which must be explicitly provided.
Post-and-Beam / Timber Frame
Post-and-beam (or timber frame) uses large-dimension structural posts and beams to carry loads, with infill walls between structural bays that are non-load-bearing. The structural system is visible and expressive - the columns, beams, and connections are design elements. The infill walls can be any material (SIP panels, light frame, masonry, glass). Modern timber frame construction uses metal connector plates or traditional joinery (mortise-and-tenon). Mass timber (CLT, glulam, and large dimension sawn timber) extends this system to larger structures.
