Low-Slope Roofing Requires a Waterproofing Membrane, Not Just Shingles
Roofs with slopes below 2:12 (sometimes 4:12 is used as the boundary) cannot drain quickly enough to rely on overlapping shingles. They require a continuous waterproofing membrane system that seals the roof surface against water infiltration. Low-slope roofing is common on commercial, institutional, and industrial buildings, and the roofing system selection is a significant design and specification decision in every such project. The ARE PDD tests roofing systems as part of Division 07 content - architects must know the major system types and their fundamental characteristics.
Single-Ply Membrane Systems
TPO (Thermoplastic Polyolefin)
TPO is currently the most widely specified single-ply roofing membrane. It is a white (or light-colored) thermoplastic membrane available in 45, 60, or 80 mil thickness. TPO is heat-welded at all seams using hot-air welding equipment - the welds are as strong as or stronger than the membrane itself, making watertight seams reliable. TPO's reflective white surface reduces urban heat island effect and reduces cooling loads, making it compatible with energy codes and LEED credits. TPO can be mechanically fastened (screwed to deck), fully adhered (glued down), or ballasted (held by stone ballast).
EPDM (Ethylene Propylene Diene Monomer)
EPDM is a synthetic rubber single-ply membrane, typically black (though white coatings are available). EPDM has been widely used for decades and has an excellent long-term track record. Unlike TPO's heat-welded seams, EPDM seams are typically bonded with tape and adhesive - historically a vulnerability, though modern lap adhesives are highly reliable. EPDM is flexible and resistant to UV and ozone degradation. It can be mechanically fastened, adhered, or ballasted.
Built-Up Roofing (BUR)
Built-up roofing (BUR) has been used for well over a century and consists of multiple layers (plies) of glass fiber or organic base sheets hot-mopped with asphalt or coal tar pitch. The multiple plies provide redundancy (a small puncture in one ply doesn't immediately cause a leak) and high mass. The top surface is flood-coated with asphalt and embedded with aggregate (gravel or slag) for UV protection and fire resistance. BUR is heavier than single-ply membranes and requires more installation time but is extremely durable when properly installed.
Modified Bitumen
Modified bitumen is an evolution of built-up roofing that incorporates polymer modifiers into asphalt to improve performance at temperature extremes. Two types: SBS-modified (styrene-butadiene-styrene) remains flexible in cold temperatures; APP-modified (atactic polypropylene) performs better in heat. Modified bitumen comes in rolls that are torch-applied (heat welded), cold-process adhered, or self-adhered. It offers better performance than traditional BUR at temperature extremes and easier installation than multi-ply hot-mopped BUR.
Roof Slope Requirements
Minimum slopes for low-slope roofing: built-up roofing minimum 1/4" per foot (1:48); single-ply membranes (TPO, EPDM) minimum 1/4" per foot (1:48); minimum slope for adequate drainage to avoid ponding water, which degrades most membranes. IBC requires roofs to drain within 48 hours of a design rainfall event.
