Site Grading and Drainage Fundamentals: Controlling Stormwater at the Building and Site Scale

How site grading directs stormwater away from buildings, minimum slopes for different surfaces, swales and area drains, how to read and create grading plans, and how site grading is tested on the ARE PA and PPD exams.

Site Grading Is the First Line of Defense Against Water Intrusion - Getting the Slopes Right Prevents Expensive Problems

Stormwater that is not actively directed away from buildings will find the path of least resistance - and that path often leads to foundation walls, basement walls, crawl space floors, and building envelope penetrations where water causes mold, structural damage, and habitability problems. Site grading that directs stormwater away from buildings is the most effective and least expensive moisture protection strategy: it prevents water from accumulating against the building in the first place. By the time water reaches the foundation wall, it is too late for grading to help - the waterproofing system, drainage board, and footing drainage are the last line of defense, not the first. The ARE PA exam tests site grading as a site analysis and design competency, and the PPD exam tests it as a drainage and envelope coordination topic.

Minimum Slopes for Positive Drainage

Positive drainage means that water flows away from the building at all points around the perimeter. Minimum slopes for positive drainage: Paved surfaces (concrete or asphalt): 1% minimum (1/8 inch per foot); 2% recommended for consistent drainage without ponding. Landscaped areas adjacent to building: 2% minimum (1/4 inch per foot) for the first 10 feet from the building, sloping away from the foundation. This IBC recommendation helps ensure that saturated soil does not occur against foundation walls. Lawn areas: 1-2% minimum to ensure surface runoff. Maximum slopes: Paved areas: 8-10% maximum for pedestrian safety and vehicle use (above this, you need ramps or stairs); lawn areas: 25-33% maximum before erosion control planting becomes necessary.

Swales and Area Drains

When site topography makes it impossible to drain all areas by positive slope to the property edge or storm drain inlets, swales and area drains provide alternatives. Swale: A shallow depression or channel in the landscape that collects runoff from adjacent areas and directs it to a storm drain or permeable area. Swales can be grass-lined (vegetated), gravel-lined, or concrete-lined. Grass swales provide some water quality benefit through infiltration and filtration. Area drain (catch basin): A point drain in a paved or landscape area that collects runoff through a grated inlet and discharges through an underground pipe to a storm drain system. Area drains are required wherever grades converge to a low point that cannot drain by surface flow to the property edge.

Reading Grading Plans

Grading plans show existing contours (dashed) and proposed contours (solid), with each contour line representing a specific elevation. Contour lines that are closer together indicate steeper slopes; contour lines that are farther apart indicate gentler slopes. Arrows showing flow direction help visualize drainage patterns. Spot elevations at critical points (building corners, drain inlets, high points of paved areas) provide precise elevation data. The architect coordinates the grading plan with the civil engineer, who designs the storm drain system.
