Waterproofing Assemblies for Below-Grade Construction: ARE PDD Guide

The types of below-grade waterproofing - positive-side, negative-side, blindside, and crystalline - how each works, when each is used, and how waterproofing is tested on the ARE PDD exam.

Below-Grade Waterproofing Prevents One of the Most Costly Building Failures

Basement and below-grade construction must manage hydrostatic pressure - the pressure exerted by groundwater against foundation walls and slabs. Getting below-grade waterproofing wrong is expensive: repairs require excavating around the building, and interior damage (mold, structural deterioration, equipment damage) compounds costs. The architect and structural engineer must select the right waterproofing system early in design, because the choice affects wall construction, drainage design, and construction sequencing. The ARE PDD tests waterproofing because it is a critical envelope assembly choice in Division 07 specification content.

Positive-Side Waterproofing

Positive-side waterproofing is applied to the exterior face of the foundation wall - the side in contact with soil and water. This is the most effective approach because it places the waterproofing membrane between the water source and the structure. Water pressure pushes the membrane against the wall, helping it adhere and seal. Types include: fluid-applied membranes (polymer-modified asphalt or rubberized asphalt, sprayed or troweled on), sheet-applied membranes (rubberized asphalt or HDPE sheets adhered to the wall), and drainage boards (dimple mat or protection board placed over the membrane to protect it and provide a drainage plane).

Limitation: positive-side waterproofing requires access to the exterior of the foundation wall, which is only available during new construction or major excavation. It is not possible after backfill.

Negative-Side Waterproofing

Negative-side waterproofing is applied to the interior face of the foundation wall - the opposite side from the water source. This is less effective than positive-side because hydrostatic pressure pushes water through the wall and tends to push the membrane away from the wall rather than pressing it against the substrate. Negative-side waterproofing (cementitious coatings, crystalline materials) is used when exterior access is not available (existing buildings, adjacent property line conditions). It controls water entry but does not eliminate hydrostatic pressure on the wall itself.

Blindside Waterproofing

Blindside waterproofing is a specialized approach for construction against existing walls or at property lines where exterior access will never be available. The waterproofing membrane is placed on the earth-side of a sheet pile or lagging wall before the foundation wall is cast. The membrane is on the positive side, but it is installed before the structure exists - hence "blindside." Sheet-applied membranes designed for blindside application are self-adhering and can receive the cast-in-place concrete wall directly.

Crystalline Waterproofing

Crystalline admixtures are added to concrete mixes or applied as cementitious coatings to existing concrete. The crystalline compounds react with water and cement particles to form insoluble crystals that fill pores and micro-cracks in the concrete. Crystalline waterproofing becomes part of the concrete itself and can self-heal minor cracks. It can be applied from either the positive or negative side. It is increasingly specified for below-grade concrete as an admixture (added at the batch plant) combined with joint waterproofing details at construction joints and penetrations.

Foundation Drainage

Waterproofing works in conjunction with foundation drainage. A drainage board (dimple mat) against the waterproofing membrane creates a drainage plane that directs water down to a perimeter footing drain (perforated pipe in gravel) that collects and diverts groundwater away from the foundation. Without drainage, hydrostatic pressure against the membrane increases over time; with drainage, pressure is relieved before it can build up.
