Building Code Compliance on the ARE
The International Building Code (IBC) is the primary model code referenced throughout the ARE, particularly in PPD, PDD, and CE. Understanding the code's organizational logic - occupancy classification, construction type, and the resulting height/area limitations - is essential for virtually every exam division.
Occupancy Classifications
The IBC classifies buildings by use into occupancy groups, each carrying specific requirements for fire protection, egress, accessibility, and construction:

Mixed-use buildings may use separated or non-separated occupancy approaches. Separated occupancies require fire barriers between occupancy groups; non-separated occupancies apply the most restrictive requirements of all occupancies present.
Construction Types
The IBC defines five construction types (I-A through V-B) based on the fire-resistance ratings of structural elements:

Height and Area Limitations
IBC Table 504.4 (height in feet), Table 504.3 (stories), and Table 506.2 (allowable area per story) establish the baseline limits based on occupancy and construction type. These baseline limits can be increased through:
- Sprinkler increase: One additional story and significant area increases (up to 200% for multi-story buildings) when an NFPA 13 sprinkler system is installed.
- Frontage increase: Area increase based on percentage of building perimeter fronting on a public way or open space exceeding 20 feet in width.
- Unlimited area: Certain occupancy/construction-type combinations qualify for unlimited area when sprinklered and meeting specific frontage requirements.
